A project that was managed by PM Estate Management that took 6 months from the initial valuation to its completion. This large scale, full renovation has covered every aspect and angle and the detail displayed by the owner has been to enhance his tenants experience.

The property was in major need of an overhaul and we aided our client by organising waste disposal and tradesman to strip out what existed in the property. This included furniture, carpets and the entire bathroom suite. We then met our client on site and planned the way in which the renovation should be carried out and to what degree the finish should be. The central heating system was replaced entirely, and all radiators removed from the walls. This was all dealt with via a detailed schedule of works that our Estate Management department compiled.

At this stage, we elected to re-plaster the property throughout and tighten all the existing floorboards as this was considered the most cost-effective process but also giving the best possible finish.  The stairs contained a chair lift which needed removing. After research in to this niche market, we found a company that would remove the item, recycle it and reimburse our client for some of the original costs. This did delay our project as the company were not local, but it was agreed that this was the correct ethical way to proceed.

It was decided that Oak internal doors would complement the large windows and bright ambience that existed in the property. We arranged for these doors to be delivered and hung by our carpentry contractor. This included a unique space saver door for the bathroom that was fitted on a bespoke runner. You will see that previously the toilet was a separate room to the bathroom. This was divided via a block and plaster construction. The wall was demolished to create a good size family bathroom with high specification fixtures and fittings to demonstrate the high end feel of this renovation. The next milestone during this process was selecting the bathroom and finding the best lay out possible. After consultation the prospective landlord decided that both a bath and shower unit was required to cover all aspects of family living. We advised him that electric towel heaters work out to be expensive for tenants and he agreed to also include a modern radiator as well to be in keeping with the Contemporary freestanding double ended bath and rainfall style shower. The practical and contemporary approach was highlighted by our contractor creating shelve style ingresses in the tiled walls within the shower unit with the aim of minimalizing clutter that is found in an everyday family home.

The existing kitchen was retained in the property however all units were tightened/ refreshed to ensure their longevity. New appliances were ordered, and new contemporary hard tile effect flooring was laid to enhance this area of the house. This blended well with the new pebble grey carpet which was laid through the living area, dining area, stairs and all three bedrooms.

This well-proportioned family house has recently been on the rental market and has been formally reserved for the full asking price of £1,500.00 per calendar month. The paperwork is being finalised and the snagging list completed, but overall this property should be in a good condition to rent for the next 10 years.
