We were newly instructed to liaise directly with a new client regarding the letting of a one-bedroom property in Priory Court, Apton Road, Bishops Stortford. The client specified that despite the property presenting in a good order, they would like to have all the walls re-painted within the property and the gloss work on the doors sanded down and re-painted in satin wood and the glitter feature wallpaper removed from the living area. The client also requested that the shower tray was fully re-sealed to ensure that leaks did not occur after the property was tenanted. The above works were carried out within 4 days of the quotation being agreed.
Our advice to the owner was to furnish the property as we have found that this generally allows the property to realise a higher rental potential. With this in mind, we recommended an approval furniture company who attended the property, delivered a new leather chaise longue style sofa which complemented the overall contemporary design. Our client also supplied a bed, mattress, table and chairs, two bedside tables and a dressing table to complete the property as per our recommendation.
Finally, the carpet in the bedroom was replaced with a neutral grey coloured carpet and the property professionally cleaned to ensure that the property was suitable condition for prospective tenants.
